Following a year of pitches, developments and changing plans, the Riverview Landing condominium project in Youngstown is finally moving forward.
The Village of Youngstown Board of Trustees approved the project’s site plan for 701 Nancy Price Drive, a rezoning request changing the property from commercial to RA-8 general residences, and gave a negative SEQR declaration for the project. Those approvals were needed to demolish the old Cold Storage Building and construct the condo units in its place.
Past delays for project approval included awaiting for the State Historic Preservation Office approval to proceed and getting further questions answered from project developer Creative Storage Services and investor Anthony DeMiglio.
The original proposal for the condominiums featured 28 units with a cost of $12 million. Due to economic issues and a desire to add more green space, there was a reduction to 17 units with a pricetag of $7 million. Each unit on the 2.13-acre property would be between 1,600 and 1,700 square feet, selling for between $450,000 and $500,000.
CSS had first pitched to the village turning the Cold Storage property into condominiums last October. Renderings of the units previously shown before the Youngstown Planning Board showed the exteriors would have stone similar to the Cold Storage building, landscaping, and their own garages, concrete driveways, and basements.
CSS and DeMiglio would operate the homeowners association for the condos.
CSS had previously stated they wanted to start demolition later this fall after they receive final board approval. Constructing on the condos would take a year to complete starting this coming spring.
The Cold Storage Building had been vacant since 2001, having previously been used for storing harvest produce. Other proposals for the site over the years included a Dollar General, apartments, a brewery, an architectural salvage business and a community theater.
