A fully-leased North Tonawanda storage site wants to expand its footprint.
Bogart-Sinatra Development, the storage company operated by landscape contractors Eric Bogart and Michael Sinatra, wants to expand its property at 1212 Erie Ave. by adding two new buildings. The $1.625 million project would add 12,000 square feet to the 9,200 square feet already there.
The two acquired the property in 2018, operating similar sites at 420 Zimmerman St. in North Tonawanda, as well as in Amherst and Buffalo. They rent the storage space to any businesses that need storage and warehouse space. The Zimmerman Street space was fully leased out six months after it was completed.
“There’s been a waiting list ever since,” Bogart said. “So we’re looking to just add to that.”
The expansion would create 13 new jobs, to the 18 already present in three years’ time, 10 full-time and three part-time, with a salary range of $40,000 to $75,000. The 12,000 square feet they plan on is the most they can go at that site, with plans to buy another property in the future.
Bogart-Sinatra is asking for $809,454 in tax incentives from the Niagara County Industrial Development Agency for the development. The property tax exemptions are worth $146,954, sales tax exemptions are worth $650,000, and mortgage recording tax exemptions are worth $12,500.
Around 4,500 square feet of the proposed expansion has already been leased out to A&L Truck Repair. Bogart said it would take around six months to build after they receive IDA approval.
There will be a public hearing on the project at 2 p.m. on June 3 at North Tonawanda City Hall. Bogart-Sinatra already has site plan approval from the City of North Tonawanda.
