TRAVERSE CITY — September was another strong month for home sales in the five-county region.
Home sales across Grand Traverse, Antrim, Leelanau, Benzie and Kalkaska counties last month totaled 293 properties, an increase of more than 18% from the September 2024 sales, according to data from Aspire North Realtors based in Traverse City.
The monthly total pushed year-to-date home sales through September to 2,001 homes, which is running 6.2% of last year’s pace and the highest number since 2022.
Home sale prices last month were also up from a year ago. The average sale price of $596,682 is up nearly 11% from last year, while the median- or midpoint- sale price of $420,000 is up 2.3% from last year.
The highest average home sale price reached just over $911,000 last month in Leelanau, compared to an average low of $280,000 in Kalkaska. Sold homes in the 5-county area averaged 87 days on the market, ranging from a low of 74 days in Leelanau County to a high of 108 days in Benzie.
By volume, Grand Traverse had the highest number of sales last month at 141 properties, followed by Leelanau (53), Antrim (45), Benzie (29) and Kalkaska (25).
Year-to-date sales in 2025 for the first three quarters of the year reached an all-time high for the region in terms of average and median home sale prices.
The average home sale price in the five-county region reached $557,524, a 2% increase from last year’s record total. The $402,000 median sale price was also a record, up 0.5% from a year ago.
Both the average and median home sale prices in the five-county region have more than doubled in the past 10 years.
Aspire North’s home sale totals for September in Wexford and Missaukee counties totaled 54 properties, up from 53 home sales recorded in September 2024.
The average and median home sale prices were up over the year with sales averaging $255,801 (+4.4%) and a median sales total of $254,000 (+5.9%).
Both the average and mid-point sales amounts were September records for the two counties.
